We get asked this on nearly every Howick and Botany job: “how often do we actually need this done?” There’s no single answer, but after years of washing houses right across East Auckland, we’ve got a pretty reliable rule of thumb – and a few tell-tale signs that tell us it’s time before the customer even calls.

What changes how often your house needs washing

A few things drive this more than anything else:

  • Coastal salt spray – homes around Bucklands Beach, Beachlands and the Whitford coastline pick up salt and grime faster than inland properties.
  • Overhanging bush or trees – leaf litter, sap and shade all encourage mould and moss to take hold sooner.
  • North vs south-facing walls – south-facing cladding stays damp longer and grows algae faster than sun-baked north walls.
  • Cladding type – render, weatherboard and brick all hold dirt differently, so they’re not all on the same clock.

Our rule of thumb for East Auckland homes

For most homes we’re out every 12–18 months. If you’re right on the coast or tucked in under trees, we’d bring that forward to once a year. It’s cheaper in the long run too – regular washes stop dirt and mould from etching into the surface, which is what leads to expensive repaints and resurfacing down the track.

Signs it’s overdue

If you’re not sure where you sit, keep an eye out for:

  • A green or black film building up on cladding or the roofline
  • Staining running down from the gutters
  • Dark spores or spots appearing on paths and driveways
  • Mould creeping in around window frames

Any of those showing up means it’s time to book a wash in, not wait for next spring.

Soft washing vs water blasting

We don’t use the same method on every surface. For cladding, render and painted weatherboard we lean on soft washing – a gentler, chemical-assisted clean that lifts mould and algae without damaging the surface. For hard surfaces like concrete, brick and pathways, controlled pressure washing gets the grime out without stripping paint or damaging joinery. Picking the right method for the right surface is half the job.
